Recently, I’ve had a lot of sellers ask me, “What are the steps to selling a house?”

Many sellers start the process with a pre-inspection of the home. This enables them to find and repair any issues before the property goes on the market. Taking care of repairs yourself saves you a lot of money during the buyer’s home inspection period. Needed repairs at that time will be done by a licensed or certified contractor, potentially costing you a lot of money.

You should also clear the home of clutter and thoroughly clean the home. Now you’re ready to hire a Realtor to assist you with the home selling process. Hiring a top-notch agent is important, especially in this modern age of technology. Interview agents that are known for their online marketing because 95% of buyers find their homes on the Internet.


Your Realtor will now help you price your home correctly, based on current comparables. Since buyers are so savvy, it’s important not to overprice your home. Overpricing could spell disaster. Some sellers even get a home appraisal so they can be confident in their pricing. Once your home is on the market, keep it tidy so that you are ready for home showings.

Now the exciting part comes, an offer comes in and gets negotiated within 48 hours. After that, inspections are completed in the first seven to 10 days of accepting an offer. Once the inspections are done, repair requests are made and negotiated. After that, you will get an appraisal.

Finally, everyone waits for the lender to complete the loan process. Depending on the type of loan the buyer has, this takes 30 to 60 days.
