Winter is the best time to sell your home.

Yes, you heard me right. Many sellers hesitate to put their homes on the market in the wintertime because they think it’s the worst time to sell.

Actually, there are major benefits to selling in the wintertime during those cold, dreary months.

First, according to Redfin’s research, February is historically the best month to list, with 66% of all homes listed during that month selling within 90 days. Not only do more houses sell, but they sell more quickly too. The study also showed that these sold houses averaged close to their list price. It’s true—houses sell quicker and for more money during the winter. Who would’ve thought?

The advantages don’t stop there. Only serious buyers are out in the cold weather looking at homes. They aren’t tire-kickers just trying to fill a lazy Sunday afternoon. They want to find a home quickly because they don’t want to spend more time out in the weather than they have to. That also means they’re willing to decide on a home without seeing everything that’s out on the market. For sellers, this translates into fewer showings and less prep time for getting your home ready for showings.
Don’t waste the best time of year to market and sell your home.
So, there are both fewer showings and more serious buyers. That’s great news!

Many large corporations often transfer employees or hire new ones early in the year, thereby creating opportunities for winter sellers to find a very motivated purchaser who’s under a deadline to find a home.

As you see, there are many advantages to listing in the winter. If you’re thinking of selling your home, call, text, or email us today so we can get together so we can do a market analysis of your home and neighborhood.
